Important - are you renting this accommodation for holiday purposes?

We need to know the reason why you are renting this accommodation from us.
The reason for this is that the law treats accommodation rented for the purpose of a holiday differently from accommodation rented for the purpose of providing you with a home - even if this is only for a short period of time.

So if you want to rent a property for a home, our charges will be different (they will be slightly more expensive) and we will need to provide you with different paperwork. Note that most of our properties are for holiday lets only.

flats & rooms short rentals LondonAt we try our best to give our customers excellent value for their money by keeping our costs low. When you have agreed your rental terms and cost (see Terms & Conditions below) you will receive a confirmation of your booking and an invoice which states what you have booked, your arrival and departure date, period of stay and cost. The invoice will state what payment terms have been agreed and when the rental payment must be made, either weekly in advance or in full on arrival.

Payments of rental are due on arrival. Before giving you possession of the room or flat, we will ask you for a deposit of £100 which is fully refunded providing you leave the accommodation in the same condition as when you arrived and there is no damage or breakages. If you are unable to leave the flat clean you will be charged for cleaning services which will be deducted from your deposit on check out. You have to pay no extra bills for heating and electricity.

Please remember that check out time is 11h00 in the morning.
If you have an evening flight this might be a problem therefore you will have to arrange a different departure time with Catherine.


The Tenant acknowledges and agrees that the premises are let as holiday accommodation within the meaning of Schedule 1, paragraph 9 of the Housing Act 1988 (or where the premises are in Scotland, within the meaning of Schedule 4, Paragraph 8 of the Housing (Scotland) Act 1988) and that the Tenant has no security of tenure. . The Tenant agrees and acknowledges that as a holiday letting, this Agreement is an excluded Agreement for the purpose of the Protection from Eviction Act 1977.

  1. The Rental Invoice has to be paid in full on arrival
  2. Before giving you possession of the room or flat, we will ask you for a damage deposit. If you are unable to leave the flat clean you will be charged for breakages and cleaning services which will be deducted from your deposit on check out.
  3. We will pay all the bills, rates, electricity, water, gas, building insurance and any other licences required by the authorities.
  4. We will provide all the furniture, TV, bedding, bed linen, kitchen crockery, pots and cooking utensils and cleaning materials.
  5. The accommodation on your arrival will be tidy and clean, with all appliances in working order.
  6. All rooms will have their own keys for your security.
  7. The Landlord makes no guarantee as to the security of the Premises, and it is the responsibility of the Tenants to take out adequate contents insurance to protect their possessions.
  8. The Tenant acknowledges that where he stores any possessions in the Premises he does so at his own risk, and that the same applies to any vehicles which the Tenant parks in any allocated parking spaces.
  9. We will not to interfere with your occupation other than in an emergency or to carrying out any repair, maintenance and replacement works or any works required under statute to the Room, the Shared Areas, the Flat/House, the Common Parts and the Residence.
  10. The Invoice must be paid in full on arrival. Once you have checked the room/flat and payment has been made there will be no refunds.
  11. To treat the property in a proper manner and use the room/flat only for accommodation.
  12. To notify of any maintenance requirements as quickly as possible.
  13. To remove all rubbish within the premises and to ensure it is allocated to proper receptacles.
  14. Not to smoke on the premises or use the premises for illegal or immoral purposes; including the use of illegal drugs.
  15. Not to change the supplier of the utilities and not to change the existing telephone number or intenet provider.
  16. Not to alter or install additional locks on any doors or windows in or about the property.
  17. Not to alter the appearance or decoration of the premises.
  18. Not to remove or instruct the removal of items from the property.
  19. Not to cause nuisance or allow other invited guests and visitors to use the premises in a way that causes disturbance to neighbours.
  20. Not to obstruct any common passageways / stairways.
  21. Not to keep or allow any animal to be kept without our prior consent
  22. The Lease shall end on the End Date at 11 in the morning.
  23. The procedures for the Tenant to collect keys prior to the commencement of the Lease and to return them at the end of the lease shall be agreed separately between the Landlord.

For you to get your booking deposit refunded, you must notify us of your cancellation at least 28 days before date of arrival.

Accommodation must be paid in full on arrival. Once payment has been made, there will be no refunds.

No checking in before 13.00 hours unless arranged with Catherine. Checking out time is 11.00 hours in the morning on the day of departure.
